We get a lot of questions about Oklahoma residential construction warranties and this video hopefully will answer many of your questions. First every state is different. In Oklahoma builders are required to offer a comprehensive one year warranty. The home will come with longer term warranties like on the roof, heat and air, appliances, hot water tank, etc. If something happens in those periods the property manager will contact the builder to have the company who installed take care of this without charge. Some builder will use aq national company with a longer term warranty like the 2-10 warranty. We have two builder who do post tension slabs use these to give a 10 year warranty on the slab and a 2 year warranty on other things that may have just a one year warranty. Some of our builders will attach these warranties to the contract but if it is the normal one year then the individual warranties are left at the house for the property managers. We will go over with you how warranty issues are handled and what each builder will offer you. More importantly a warranty is just paper and what matters most is that we work with builders who have a reputation of taking care of their homes. They know if they do this then we will provide them with many more investor sales but character does matter and we are careful who we recommend.
